What a Well Inspection Usually Covers
Equipment
The well cap and casing condition, the visible wiring, the pressure tank, the switch, the gauge, and any treatment equipment, plus how the pump cycles under load.
Flow / yield test
The water runs for a set period while flow and pressure are measured, to show whether the system keeps up with normal household use.
Water sampling
Samples go to a certified lab. Bacteria is the minimum. Many buyers add nitrate, lead, iron, manganese, hardness and other tests.
Written results
You get readings and lab results you can share with your attorney, lender or the other side of the deal.
Tips for Buyers
- Schedule early. Lab results can take several days, and contract deadlines move fast
- Ask your lender what testing they require. Requirements differ by loan type
- Ask the seller for any past test results, the well's age, and any drilling records
- Find out where the septic system is in relation to the well
Tips for Sellers
Testing before you list means no surprises during the attorney stage. If something comes back high, you'll have time to treat it and retest instead of negotiating under pressure.
Questions
Does a regular home inspection test the well?
Usually not in any detail. Many general inspectors will note the visible equipment, but flow testing and lab water testing are typically separate services.
How long do results take?
The on-site part is often a few hours. Lab results commonly take several days, depending on the tests and the lab.
What if the water fails?
Most common problems, like bacteria, iron or hardness, can be treated. Get a quote for treatment and a retest so buyer and seller can decide how to handle it.
